Our primary goal is to provide a safe, relaxing environment
that allows all of our guests to enjoy the beauty and tranquility of Ocean’s Reach.
With that in mind, we’ve established the following rules and regulations based on guest feedback, and we thank you for your cooperation.
OCCUPANCY: Sanibel’s fire code restricts occupancy of a one-bedroom condo to four (4) guests and a two-bedroom condo to six (6) guests. Some condos at Ocean’s Reach have occupancy restrictions that accommodate fewer guests.
Please honor the occupancy restrictions for your unit. Guests violating occupancy restrictions will be asked to vacate the premises immediately. No refunds will be given.
CLEANLINESS: Condos are cleaned, supplied and inspected before you arrive. You are responsible for upkeep during your stay. Special housekeeping services are available during your stay for a fee; please contact Guest Services for more information.
DAMAGES: All of our condos are privately-owned vacation homes. Please treat furnishings and all other interior items with care. Items from your condo must stay within your condo.
You may be charged for damaged or missing items. To help prevent unwanted charges, please notify us immediately of any problems.
LINENS: Each condo is equipped with linens and supplies for a 7-night stay. Please use your condo’s washer and dryer to “recycle” your linens during this time. If your stay is longer, you can exchange linens through our office at no charge every 7 days.
LAUNDRY: Your unit is equipped with a washer and dryer. Detergent is available at our Guest Services desk on a complimentary basis. To keep noise levels down for neighboring units, we ask that you please limit laundry activities to between the hours of 9 a.m. – 8 p.m.
SMOKING: Ocean’s Reach is a non-smoking resort. Please do not smoke in the condos, buildings, exterior amenities or on the lanais.
An additional cleaning charge of $300 may be assessed to any guest for violation of our “no smoking” policy.
CARING FOR KIDS: There’s nothing better than a family vacation! For their safety, please do not let children under age 12 operate elevators alone. Children 12 and under are not allowed to go to the pool without an adult present – note that this means an adult must be at the pool, not watching from a condo or lanai – and children must observe all pool rules. No loud noise, running, skateboarding or rollerblading in the corridors or parking lots.
CARING FOR CARS: Park only in your designated space. Please note that car washing is not permitted on Ocean’s Reach property. If you are leaving bikes in front of your car, please be considerate of adjacent spaces and ensure that bicycles are placed in your space only. Use the bike racks by the tennis court for extra storage. When removing bikes from the carport area, please take special care not to bump or scratch cars nearby. Please store paddleboards and kayaks in the designated racks behind the office.
CARING FOR THE BEACH: To ensure that our beaches stay beautiful for generations to come, The City of Sanibel asks that “only footprints” be left on the beach after sunset. Please comply by picking up all trash and removing chairs, umbrellas and other beach equipment nightly. During “Sea Turtle Season” (April 15 through October 31), please take special care to protect marked nesting areas and keep all light off of the beach (refrain from flashlights, flash photography and outdoor lighting on your lanai).
PETS: With the exception of certified service dogs, Ocean’s Reach does not permit guest pets of any kind in our condos or on our grounds.

SAFETY: While Sanibel is a magical place, it is still important to keep basic safety precautions in mind. Remember to lock your unit doors and windows when out and about, or when turning in for the night. Lock your vehicle, as well, and make sure all valuables are secured by utilizing the safe in your unit. Ocean’s Reach is not responsible for any lost or stolen items. Don’t leave items in corridors, walkways or hanging from balconies, railings or windows, per Sanibel city code. Keep lawns free of towels, chairs, tables and sports equipment. Lastly, ride bikes and drive cars with caution. Pedestrians, biking enthusiasts and out-of-town drivers are everywhere!
LANAIS: The best seat in the house! Our condo lanais (or verandas) offer spectacular views and a restful place to enjoy the breeze. Please keep noise levels to a respectable level and refrain from behaving in a way that would disturb your neighbors. Remember that our strict “no smoking” policy extends to all outside areas, including lanais.
FISHING: Fishing is allowed on the beaches in front of Buildings 1 and 4 only. Tend to your poles at all times and be considerate of swimmers and beach users.
TENNIS, SHUFFLEBOARD, BASKETBALL, & BIKES: No outdoor recreational activities after 10:00 p.m. please.
COOKOUTS & GET-TOGETHERS: Please hold your family gatherings, social events and cookouts only at The Grove, where tables, chairs, outdoor lighting and four (4) gas grills are available for a memorable island dining experience. Beach campfires and grilling on the lanais are prohibited by law. No grilling after 10:00 p.m.
SHELLING: Enjoy collecting some of the world’s rarest shells on our beach. To clean them, use either our shell cleaning station or the hoses on the beach walkovers; note that sand will cause damage to drains and appliances in the condos. Sanibel city law prohibits live shells being taken from the beach, including sand dollars and sea stars. Do not boil shells in the condos.
REPAIRS: Please notify Guest Services as soon as possible of needed maintenance or repairs. Bring light bulbs to the office for disposal and replacement.
PHONE CALLS: Local calls are free if you would like to use the landline phone in your unit. Calling cards or credit cards are needed for long-distance calls.
Please note that cell phone service can be erratic at times on Sanibel Island. A new cell tower has been installed mid-island, but cell reception can still be spotty. Welcome to island life!
INTERNET: Ocean’s Reach is pleased to provide complimentary high-speed wireless Internet service for guests.
You may also use the guest computer and printer at Guest Services – convenient for printing out boarding passes, checking your email or writing a TripAdvisor review!
RECYCLING: No need to sort your items. You may co-mingle rinsed glass, aluminum, metal, plastic and paper recyclables in the bin provided in your unit. Before you check out, please dispose of recycling in our fenced Recycling Area across from the tennis court.
