Reservation Policies/Guest Info

Please review the following reservation policies prior to booking your vacation condo with Ocean’s Reach:

OCCUPANCY: Maximum occupancy of a One Bedroom condo is four (4) guests. Maximum occupancy of a Two Bedroom condo is between four (4) and six (6) guests, depending on the furnishings of the condo and owner preference. Occupancy limits are strictly enforced by the Sanibel Fire Marshall. Please honor the occupancy restrictions for your unit. Guests violating occupancy restrictions will be asked to vacate the premises immediately. No refunds will be given.

SPECIFIC UNIT REQUESTS: Every effort will be made to place our guests in the condo of their choice. To view condo interiors, click here.

PAYMENTS: Our payment policy is based on length of stay. For short-term stays (less than 28 nights), a deposit of $600 plus a $50 non-refundable processing fee are due at the time of booking in order to confirm your reservation. The remaining balance is due sixty (60) days prior to arrival and will be automatically charged to the credit card on file at that time. Payments may be made by Visa, MasterCard, or Discover. If you wish to change payment methods, please do so prior to the 60-day payment deadline. For long-term stays (28 nights or more), a deposit equal to 20% of the total rental amount plus a $50 non-refundable processing fee is due at the time of booking. Final payment is due ninety (90) days prior to arrival and will be automatically charged to the credit card on file at that time. Payments may be made by Visa, MasterCard, or Discover. Any changes to payment methods must be made before the 90-day payment deadline.

CANCELLATION POLICY: Our cancellation policy is based on the length of stay. For reservations of less than 28 nights, cancellations made 60 days or more prior to arrival will receive a full refund of all rental monies paid, less a $50 non-refundable processing fee plus tax. Cancellations made within 60 days of arrival are non-refundable unless the reserved condo is re-rented for the same dates and rate. If the unit is successfully re-rented, a refund will be issued less the processing fee plus tax. For reservations of 28 nights or longer, cancellations made 90 days or more prior to arrival will receive a full refund of all rental monies paid, less a $50 non-refundable processing fee plus tax. Cancellations made within 90 days of arrival are non-refundable unless the reserved condo is re-rented for the same dates and rate. If the unit is successfully re-rented, a refund will be issued less the processing fee plus tax.

SEVERE WEATHER: Regarding severe weather conditions, please note that Ocean’s Reach will refund monies only in the event of a mandatory island evacuation. Should the City of Sanibel issue a mandatory evacuation, Ocean’s Reach will refund rentals paid proportionally. Ocean’s Reach is not responsible for trip cancellation or disruption due to weather, natural disasters, beach conditions or other occurrences beyond the control of the Association. No rate adjustments will be made.

TRAVEL INSURANCE: We want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur, however, we strongly recommend that you safeguard your vacation investment by purchasing CSA Generali travel insurance. Their travel insurance, available for 7.65% of your rental fee plus tax, covers an assortment of unforeseen circumstances that may cause a cancellation or early departure; for more information, click here. CSA Generali travel insurance can be purchased at any time up until your final payment by calling Guest Services at 800-336-6722. The company also offers a 10-day “Free Look” in which you can cancel your coverage and receive a full refund within ten days of purchase (after that point in time, travel insurance is non-refundable). Note: If you elect to decline this coverage, you do so fully understanding our cancellation policy.

VACATION RENTAL DAMAGE PROTECTION: As part of your reservation, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management prior to checkout. If purchased, the Plan will pay a maximum benefit of $3000. Any damage that exceeds $3000 or is not covered under the Plan will be charged to the credit card on file. Vacation Rental Damage Protection can be purchased up to, and including at, check-in. Certain terms and conditions apply. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Ocean's Reach any amount payable under the terms and conditions of the Vacation Rental Damage Protection Plan. Please contact Ocean's Reach directly if you do not wish to participate. If you do not participate, Ocean's Reach will require a security deposit in the amount of $1500 to be paid with final payment. The security deposit will be returned with 10 days after the departure inspection has been completed and no damage found.

ADDED FEES: At Ocean’s Reach, there are no hidden costs or surprise fees. For example, parking and cleaning costs are included in your rental fee, as well as all resort amenities, condo linens and supplies. Replenishment supplies are provided on a complimentary basis. We provide one housekeeping service, completed prior to your arrival; should you be interested in additional cleaning services, we can put you in touch with our housekeeping company and applicable charges would be discussed directly with them. A $50 processing charge is added at time of reservation, and tax is charged at 11.5% of your quoted rental rate (6.5% state tax + 5% county tax).

MANAGEMENT: Management retains the right to 1) relocate a guest if their reserved unit is deemed unsuitable for any reason; 2) access a guest unit at any time in case of emergencies or other situations as deemed necessary; and 3) require any guest to leave the premises immediately for violation of any published policy and/or unruly behavior toward other guests.

PETS: With the exception of certified service animals, Ocean's Reach does not permit guest pets of any kind in our condos or on our grounds. Please call Guest services at 1-800-336-6722 for assistance with kennel arrangements

NO SMOKING POLICY: Ocean’s Reach is a non-smoking resort. Please do not smoke in the condos, building, exterior amenities or on the lanais. A penalty of $500 may be assessed to any guest for violation of this policy.

MULTIPLE WEEK RENTALS: A 10% discount is provided for multiple-week rentals of four (4) weeks or more. Please call 800-336-6722 for this discount to be added to your reservation.

OFFICE HOURS: Our Guest Services office is open Monday thru Saturday 8:00 a.m. – 4:00 p.m. and Sunday 8:00 a.m. – 12:00 p.m.

CHECK-IN POLICY: Check-in is at 3:00 p.m. on your scheduled day of arrival. 

CHECK-OUT POLICY: Check-out is by 10:00 a.m. on your scheduled day of departure. Late check-outs can be accommodated only if other guests are not scheduled to check into your unit later that day; in that instance, you may check out by 11:00 a.m. on a complimentary basis, by 1:00 p.m. for a charge of $30 or by 5:00 p.m. for a charge of $50, payable by cash or U.S. check. Please drop off all condo keys and bike rental keys in our drop box or Guest Services office prior to leaving.

COMPLIMENTARY WIFI is included in your rental fee.

CLEANLINESS: Condos are cleaned, supplied and inspected before you arrive. You are responsible for upkeep during your stay. Special housekeeping services are available during your stay for a fee; please contact Guest Services for more information.

REPAIRS: Please notify Guest Services as soon as possible of needed maintenance and repairs. Bring light bulbs to the office for disposal and replacement.

CELL PHONES: Please note that cell phone service can be erratic and/or spotty at times on Sanibel Island as we only have one cell tower located mid-island.

LANAIS: The best seat in the house! Our condo lanais (or verandas) offer spectacular views and a restful place to enjoy the breeze. Please keep noise levels to a respectable level and refrain from behaving in a way that would disturb your neighbors. Remember that our strict "no smoking" policy extends to all outside areas, including lanais.

FISHING: Fishing is allowed on the beaches and in front of Buildings 1 and 4 only. Tend to your poles at all times and be considerate of swimmers and beach users. 

TENNIS, SHUFFLEBOARD, BASKETBALL, & BIKES: No outdoor recreational activities after 10:00 p.m. please.

COOKOUTS & GET-TOGETHERS: Please hold your family gatherings, social events and cookouts at "Andy's Grove", where tables, chairs, outdoor lighting and four (4) gas grills are available for memorable island dining experience. Beach campfires and grilling on the lanais are prohibited by Law. No grilling after 10:00 p.m.

SHELLING: Enjoy collecting some of the world's rarest shells on our beach. To clean them, use either our shell cleaning station or the hoses by the beach paths; note that sand will cause damage to drains and appliances in the condos. Sanibel city law prohibits live shells being taken from the beach, including sand dollars and sea stars. Do not boil shells in the condos.

RECYCLING: No need to sort your items. You may co-mingle rinsed glass, aluminum, metal, plastic and paper recyclables in our fenced Recycling Area across from the tennis court. PLEASE DISPOSE OF PLASTIC BAGS IN THE TRASH, NOT RECYCLING.

SECURITY: Ocean’s Reach is not responsible for lost or stolen items. We ask that guests keep basic safety and security precautions in mind. Make sure all valuables are secured in the safe in your unit and remember to lock your vehicle, as well.

PARKING: Parking is provided free of charge. Each condominium unit has an assigned parking space adjacent to and/or opposite the condominium buildings. All parking spaces are covered and numbered. We ask that you please be considerate of other guests and park ONLY in the designated space for your unit. Additional cars and visitors may park in the spaces across from Guest Services or in the spaces adjacent to the tennis court. Trailers, boats and campers may park in the supplemental guest parking area only with prior authorization from management.

RENTAL ITEMS: Beach chairs are provided with each condo rental.  Beach umbrellas are not included but may be rented from Ocean's Reach Guest Services for $12/day or $40/week.  Beach towels may be rented for $3/day or $10/week per towel. “Beach cruisers” (standard one-speed adult-sized bicycles) are conveniently located on our resort premises and available for rent at Guest Services for $15/day or $40/week. Our staff can also help arrange for delivery of children’s bikes, multi-speed bikes and specialty bikes from Billy’s Rentals. As quantities are limited, we recommend that you place advance reservations by calling 800-336-6722 or emailing [email protected] ahead of your arrival day. Rental fees are due upon arrival and payable by U.S. check or cash only (sorry, we cannot accept credit card payments for rental items).
